The Ritz Carlton Residences are among the most striking of options of the many new condos along Baltimore MD's inner harbor. The residences had their grand opening a little over a year ago in May 2008.  The complex consists of 192 units with waterfront and downtown views and luxurious features such as high ceilings, solid wood doors, hardwood floors, marble bathrooms, fireplaces, wet bars and gourmet kitchens with granite coutertops.

Baltimore MD's inner harbor recently received the Urban Land Institute Heritage Award, which has only been given 8 times in the past 30 years. The award is given to those urban designs that are successful after 25 years and that are copied in other cities.

The inner harbor area is vibrant and beautiful example of city living. Restaurants, shopping, grocery stores (Whole Foods!), sports arenas are all within walking distance,  The area hosts several festivals and events such as Fourth of July fireworks over the inner harbor.  Baltimore.org has a lot more information.

The late-18th-century mansion that overlooks the Atlantic from cliffs on the southeastern coast of Barbados and forms the heart of this development has been operating as a hotel since it was first expanded in 1887, making The Crane the island's oldest resort.

The_Crane.jpg

There are only 18 rooms in that historic structure, with antique furnishings and hardwood floors, so in recent years the resort's owners have been adding buildings with condos that can be rented to serve as hotel rooms. Now 116 one- to three-bedroom units have been completed, and more condos are being built; the rooms in the original building are also sold as residences. Buyers choose either whole ownership or deeded residence club membership, offered in weekly, monthly or three-month increments. The villa-style penthouse residences have plunge pools; many condos have pools as well; and there are six communal pools. One of the resort's three restaurants serves Thai and Japanese cuisine. The village, which will have shops, more restaurants, a general store, a movie theater, a gallery and a small spa and fitness center, is expected to be completed by this fall. A larger beachfront spa and fitness center is planned.

Full ownership of residences starts at $425,000. Residence club membership ranges from $11,400 for a week in summer to about $225,000 for three months in the high season.

A new village area began opening in March. The latest phase of 18 residences is expected to be completed late this year.

It's not just the lush jungles that make Banyan Tree Residences Mayakoba green; the resort is the most forward-thinking, sustainable luxury enclave in the region, setting a new global standard in resort development. Known for its long-standing commitment to corporate social responsibility and environmental stewardship throughout Asia, Banyan Tree has made its foray into the Americas within Mayakoba, a new private development composed of four leading hoteliers, spanning over a mile of prime beachfront along the Caribbean Sea on Mexico's Riviera Maya.

Banyan.jpg

The secluded Mayakoba Resort complex was purchased by Spain-based master developer Obrascon Huarte-Lain (OHL), nearly 15 years ago. During this time, OHL worked with environmentalists to develop the region's most progressive, eco-friendly resort community, unparalleled in the luxury sector. Today, the Mayakoba Environmental Advisory is a team of biologists who oversee and guide development within the community to minimize environmental impact. The team has successfully preserved 228 plants from 40 families and 108 species all indigenous to the area. The Mayakoba nursery also boasts over 306,000 native plants.

"Mayakoba has set a new precedent for beachfront development in Mexico. I have been working with the resort to preserve and protect flora and fauna and have been happily encouraged by what I've seen," states Hector Alafita, project manager and biologist with GPPA, an environmental consultancy group. "Mayakoba is proof that luxury development and sustainability can beautifully co-exist."

Fully accessible via electric water taxis, effectively mitigating noise and fuel pollution, Mayakoba is composed of a tapestry of canals and lagoons that traverse through Mangrove jungles to every corner of the resort, allowing residents and guests to serenely travel on these aquatic pathways from hotel to spa to beach.

Banyan Tree Mayakoba will offer guests the opportunity to partake in their corporate Green Imperative Fund (GIF) which provides financial support to local community- and environment-based projects. Guests are invited to be a "partner" through a small contribution of US $2.00 per room night, under an "opt-out" arrangement. Banyan Tree matches their contributions, dollar for dollar, to develop the Green Imperative Fund.

Also directly supporting the local community is Banyan Tree Mayakoba's retail arm, Banyan Tree Mayakoba Gallery and Elements, which showcases the finest artwork and crafts from local and regional artisans. Banyan Tree Gallery's business ethos center around four core values: sustaining village development, conserving natural and cultural resources, showcasing ethnic crafts and culture, and educating and motivating stakeholders. Based on "retailing with a difference," Banyan Tree Mayakoba Gallery and Elements will feature handcrafted and museum quality art, silver, paintings and sculptures.

Banyan Tree Residences Mayakoba is offering the limited opportunity to purchase at this eco-friendly sanctuary. Imbued with a fresh blend of Eastern and Western influences, each private villa is shielded from neighboring villas by natural flora and fauna and features its own private, full-sized pool, as well as:

  • Outdoor bathtubs and showers
  • Spacious poolside terrace
  • Private garden
  • Separate living pavilions
  • Large private pool sundecks
  • Spa Villas feature massage decks
  • The larger villas feature separate bedrooms with loggia living rooms for maximum privacy

About Banyan Tree Hotels and Resorts

The philosophy behind the hotels, resorts, residences, spas, retail galleries and destination club is based on rejuvenation of the body, mind and soul - a Sanctuary for the Senses. High Rises By the Beach
August 24, 2006

BeachaptThe Blue C beachside apartment in Coolangatta has been slashed from $619,000 to $599,000. It has 2 bedrooms and features an inground heated poo, gym, sauna, spa and barbeque area. The master bedroom has a walk through wardrobe and ensuite. Situated just beside the Kirra hill, you get lovely ocean views while being just a short walk away from the famous surf at Kirra and Snapper's Rock. Restaurants, public transport and shops are all nearby.

A riverfront apartment building in central Surfer's Paradise, ensconched in the curve of the river gives you city as well as Chevron island views. The apartments will have heated pool, gyms, in-house cinema and lounges as well as parklands and gardens. With 1 bedroom and so centrally located, they're for sale for $425,000.

A 2 bedroom apartment in Rainbow Bay overlooks the boat harbor and has been recently repainted so that is ready to go with not a penny to be spent on it. (other than the $379,000 to buy it, that is). Furnished with swimming pool and rare tandem car space, it's just a short walk from Rainbow Bay and the Coolangatta beaches.

Another 2 bedroom apartment at Mermaid Beach is a compact place, recently renovated with new blinds, tiles and a whole new kitchen. With it's beachside location, this ground floor aprtament is just a short walk from Nobby'd Beach shops and has a garage to go with it. You can buy it for $269,000.

An 18th floor apartment in an executive building is centrally located in Broadbeach. Close by are the Conrad Jupiter, Victoria Park and the Convention Center. That's certainly a great area! The fully furnished apartment gives you a great view of the ocean, the hinterland and the sky line. It comes along with 2 pools, gym, steam room, games room and barbeque area. Broadbeach is one of the quieter and more casually chic areas of Gold Coast and perfect for anyone who likes to set his own pace.

The Paradise Towers apartment is a 1 bedroom trendy home located in the center of Surfer's Paradise. Placed on the 9th level, it gives you a lovely view over the river and the city. Just a few minutes away from patrolled beaches, cafes and all kinds of entertainment, this fully furnished apartment is perfect for holiday renting or permanent living.

The thing with Gold Coast is that it seems to be a real destination for home hunters. There are so many, many, many to choose from - resort apartments to luxury apartments, units to apartments for every budget - and i'm defnitely not doing justice to the best out there.

HomeThere have been restrictions of foreign ownership and on buying holiday homes in certian areas. Permissions are required to buy property from the local authority office. But since joining the European Union, Austrian rules will change to apply equally to EU and Austrian citizens.

When buying real estate in Austria, a deposit of 10 percent is usual though not mandatory and it will be returned if the deal falls through. A common solicitor can handle the deal for both parties and when purchase contracts are signed, the funds are deposited with a trustee till the completion.

The price of a studio apartment is about $75,000.
A small apartment can come for anything from $87,500.
Large apartments are priced at around $145,000.
Detached homes can be about $365,000.

The cost of living in Austria is high but the EU membership should start to reduce the cost of imported goods.
Ski resorts and sumer holiday homes in hiking regions are popular with buyers.

You can find your own ideal apartment, farmhouse, chalet, castle, villa or just a plain simple home by exploring all the possibilities.

Villa or Won't Ya?
July 31, 2006

Villa If Villas are more your style, then take a look at these two villas located in Bebek. Both the properties are three storey villas with views to the sea. A well looked after garden and sprawling space are their main attractions. Though the villas need renovation, they could be revamped well if purchased by someone with an eye to using the land surrounding it artistically.

A home that you should not miss if you can get it is a two storey house placed with a marvelous view of the Bosphorous, positioned right in the middle of it with a chance to wonder for ages over the single bridge connecting two diverse cultures. With full access to the main road and close to a leisure club, you could while away many a day just hiding away near the Bosphorous.

For condos, you could keep a check on The Senator and Club Pera Palas for their listings on available condos. If you choose you could be instantly notified of new condo listings.
